At Hickory Falls, Luxury Springs Up Between the Trees and the Greens via The Washington Post
Hickory Falls is a new 10-acre community being built along the gentle folds of Old Hickory Golf Club in Woodbridge, VA. In fact, 14 of the 20 single-family home sites back up to trees bordering the golf course, affording those residences great privacy and verdant views. Right now, the golden-brown grounds and tall trees are an open landscape with one finished home, the sales model, and one spec home in mid-construction that will be ready to deliver April or May. One lot is sold.
When the property became available in 2013, Basheer & Edgemoore, a luxury builder, bought it because it was close to the 350-home River Falls community it developed 10 years ago. “Having another development opportunity in the same neighborhood made sense to us, and we liked building in that market,” said builder Diane Cox Basheer. “We designed the homes specifically for that community.”
New construction is an attraction for Sahar and Reza Anwar, who are ready to purchase a home and are deciding between a new-build at Hickory Falls or a resale in Lorton, where they live. “The price points are reasonably comparable. In our community we’d be getting a 10-year-old home that has aged. If we decide to go to Hickory Falls, we’d get a brand new home we can customize, for the same amount,” said Sahar Anwar, a Redfin real estate agent.
Buyers have a choice of three collections — Lynhurst, Claremont and Evermay — each with several floor plans and options to personalize the space.
One option is a bedroom suite on the main level. Entering the front door and veering to one side is a spacious room that can be configured as guest room, library, office, play room or bedroom. An ensuite full bathroom is also an option. “We’re proud to incorporate a multigenerational living component in every floor plan because it’s an increasingly common request from our buyers,” said Basheer. Big kitchens are outfitted with a central island that can be a snack bar or a place to lean your elbows while chatting up the cook working the oven on the other side. A breakfast area adjoins the kitchen and leads to a square family room with a gas fireplace. A mudroom is situated between the kitchen and garage. The foyer is two-stories high and bright because a window is built into the second-floor overlooking the entry hall. With sweeping stairs — L-shaped or curved — the entrance is grand.
Of great appeal to the Anwars are the four bedrooms on the second level, each with a bathroom. “My girls are young now. Laila is 5 and Zahra is 2. But I’m pregnant with our third child and our family is growing. We’re looking for our forever home,” Sahar said. Basements span the house’s footprint. “They don’t look like one’s image of a lower level,” said Melanie Green-Karol, director of sales and marketing. They’re huge and can be segmented into rooms for sleeping, playing ping-pong or pool, watching movies, cooking or lounging. Each opens as a walkout to the back yard.
The houses sit on quarter-acre lots and are “designed to take advantage of light and privacy,” she said.
“The most important thing is that Prince William County is an emerging area in the metro region, and it’s very affluent,” Sahar Anwar said. “Fairfax County is known for its amazing schools, and till now Prince William has been the opposite. But the new high school is a big deal.” Colgan High School is expected to open in September, and Hickory Falls is within the school’s boundary. “People walk into our sales office and ask, ‘You’re in the new high school district, right?’ ” Green-Karol said. “It’s definitely a draw.”
